My husband and are young adults with good jobs and are handy people. My husband has helped redo nearly all of his parents house from roof to plumping and heating. My parents are considering selling their gorgeous house on a giant chunk of land that, in excellent condition, would be a $300,000 house. My husband and I had just started planning to get a house but are still several years away from actually buying one. We currently rent a house. My parents have not kept their house in excellent condition so I'd estimate the actual value at about $175,000. My husband and I are considering buying it since we know 90% of the work we can do ourselves and then turn it around to sell it for it's real value. My parents would sell it to me for the cost of the remaining mortgage: $86,000, but my husband and I have only just started saving for a down payment and do not have 20% especially because we'd also borrow against the equity to begin doing the major repairs. However, I know one can buy a house without a down payment with mortgage insurance, but that you no longer pay it after the loan to value ratio is below 80%. How does that work with a flipped house? Is it based off what the loan is for? What the actual accessed value is? Would I even have to have mortgage insurance since I may not even borrow up to 80% of the actual value of the house?

I will be soon getting my license (California), however I will not immediately be purchasing my own car. I am sixteen and I will most likely be driving one of my parents cars in the interim. Now here's my problem. My dad owns and e55 and my mom owns a 328. My mom commutes every day so driving her car is off the table. My dad almost never has to go anywhere in his car as he is currently on disability. The only problem is insuring me on the e55 will cost a fortune. It's half way down my back back, on the left side, kind of ON my side, but not quite. This isn't an aesthetic issue, and i've had the mole for years. This last week, I noticed it seems bigger and further raised from my skin than I can recall, and there seems to be kind of a black head on it. I can't really get a good look at it because...well it's on my back...but it worries me. I only have about 100 a month of bills and obviously live for free(housing and food). I was wondering, how much of a new car can i finance through a dealership. I have about 1000-1100 after i set aside some money into the bank. So that leaves me about 1000 a month that i could set aside to car, and insurance. I know my insurance will be pretty high, but i was wondering if anyone has any first hand experience as to how much of a car i'd get approved for. BTW: I have good credit, i dont have anything big on my credit report, but ive had credit cards, and cell phone, and furniture and insurance payments for about 3 years, and never had any problems with payments. So my credit is good with what i have, but i dont really have anything big so i would need a codigner if i were to try and get a car today. But from what ive read dealers usually approve anyone in the military, and especially if they have decent-good credit. THANKS!!!

Im 16 years old and Ill be geting my car In June that I paid $3,000 dlrs for Can I get the car title in my own name or do my parents half to also be on my title and when i get my car insurance will my parents be on that? im paying for every thing with my own money... And I live in the state of WI.

Will I need Private Mortgage Insurance on a home?
